Senior Vice President of Operations (SVP)

POSITION PROFILE

Panco Management is seeking a visionary, results-oriented and experienced leader who will serve as the Senior Vice President of Operations reporting directly to the CEO and Co-Presidents.  The SVP will serve as a senior-level strategist to execute and to optimize Panco’s mission, strategic direction and business outcomes with data-driven analysis and financial expertise. This role must bring a combination of financial knowledge, people skills and creativity to solve challenges facing the organization and to pursue opportunities for growth.

The SVP will be responsible for full P&L, oversight and leadership in all aspects of the real estate value chain - Operations, Human Resources, Marketing, Training, Revenue Management, Information Technology, Team Development, Software and oversee entire regional and operations personnel.

JOB RESPONSIBILITIES

  • Drive the company to achieve and exceed profitability, cash flow, business goals and objectives.

  • Collaborate with executive leadership to develop and implement plans for the operational infrastructure of systems, processes and people, designed to accommodate the rapid growth objectives of the company.

  • Exercise reasoning and sound judgment to accurately determine, prioritize, and manage the tactics required to achieve fiscal performance and strategic objectives throughout the portfolio.

  • Utilize information and data to drive operational change and process improvement.

  • Compile and analyze financial and quantitative data to ensure that short and long - term initiatives are achieved.

  • Implement improved processes and methods to generate higher ROI and workflow optimization.

  • Market full menu of services to third party clients through to contract engagement and overall supervision of third-party relations. Evaluate and Manage third party relationships to ensure necessary net management fee yields.

  • Work closely with Asset Management to devise, refine and implement strategies to achieve budgeted property financial outcomes.

  • Track metrics, review financial performance returns and work alongside Asset Management.

  • Analyze market research to stay on top of trends and understand the position of each asset from a leasing and investment perspective, which will include gaining an understanding of the competitive rental market and factors driving growth in submarkets.

  • Work closely with executive and senior managers to assess and manage fiscal, legal and competitive risk to the organization.

  • Evaluate expenses, contracts, and processes to find efficiencies, introduce best practices and reduce costs to achieve budget.

  • Evaluate the results of overall operations regularly and systematically, while identifying strategies to improve cash flow.

  • Ensure that the responsibilities, authorities and accountability of all departments are defined and understood.

  • Develop and implement procedures and controls to promote communication and adequate information flow within the company.

  • Build an organizational culture in which commitment for continuous improvement is innate.

 

REQUIREMENTS

  • 10+ years of experience with a property management firm in a regional or divisional leadership role.

  • Proven track record leading the operations in a minimum of 10,000 + unit multifamily portfolio.

  • Bachelor’s Degree in a related field (Real Estate, Finance, etc.) required; advanced degree preferred.

  • Thorough understanding of company financials and financial metrics for success, and an expert at making sure that budgets and actual performance are in sync and/or outperforming.

  • Easily manage relationships and build rapport with others, and skills at connecting with a variety of key stakeholders. Ability to excel at keeping everyone informed and on the same page both in verbal and written communications.

  • Possess an extreme sense of urgency and dedicated to completing work with extreme attention to detail and in accordance with company standards and policies.

  • Ability to quickly adapt as the situation warrants, can focus on multiple deadlines and change as the demands and fast pace requires. 

  • Proven people-management experience with a track record of recruiting, developing, inspiring and retaining a high-performing team.

  • Ability to travel throughout the portfolio with consistency.

  • Highly proficient with MS Office (MS Word, Excel, PowerPoint, Outlook) and utilizing Property Management software. Real Page experience preferred.

     

    Salary and bonus commensurate with experience.
